Camden Overlook Apartments

The bad out weighs the good for my family. While the staff is great we feel the property lacks the value of other properties nearby. No fencing has created a slew of vandalism and other theft reported crimes like cars being stolen or damaged and the property used to have a security fence but it doesn’t have this now. The gym was broken into more than once, the package pirates is a major issue here. With the expansion of the rail system from Virginia to Raleigh the likelihood of increased crime is high. This is a garden community and it has been reported large rats and at least one copperhead on the property in fall of 2023. The property after 10pm is really quiet except for domestic violence issues which certainly plague apartments. The water here runs off really well at this community but near the building it pools and the fear of water entering the building during this extreme weather we have had is very big concern. The car wash doesn’t offer anything but high pressure water during the no winter months and the vacuum cleaner doesn’t ever work super great but the air hose seems to typically operate well. The closest Amazon lockers is at the mall and reviews show it too has been broken into. Being closer to the highway is great and you can’t hear that traffic, but there are cars in the area racing on the streets after 10pm. Raleigh itself restricts obtaining an appointment for gaining a new ID so you may have to travel a few hours to another city to get to an appointment booked online 3 months in advance. The weather here is really nice all year lots of quiet rain in the evenings and if you love the mountains you are only a few hours away and the beach is 2 hr drive which is nice to have the opportunity for both for a fun day or weekend break.

Moved into the complex in September from Maryland. The leasing staff is great as I've worked with almost each one for different things from my first visit and through signing my lease and now living here. They are responsive, respectful and very helpful! The maintenance team is as well and the few times I've called for minor things, they have taken care of everything very pleasantly and thoroughly. The amenities are nice and the complex is well-maintained. The reason for the 4 stars is because of the additional monthly fees, like "a monthly billing fee". I haven't experienced this in previous cities I've lived in including NYC, otherwise, I would've given 5 stars.

Two words: Giant Roaches. I moved in last October and within my first week, I woke and found the biggest water bug had ever seen crawling in my hair. I was told that because this is “a garden community”, pests are common. Since then, I have found countless giant roaches in my apartment in various places; including the living room, kitchen, and even my children’s beds! This is incredibly disturbing. I don’t pay $1705 to wake to giant roaches in my kitchen sink. The staff here are incredibly friendly and the apartments themselves look great. But unless you’re comfortable with waking up to giant roaches in the warmer months, I would look elsewhere. I seriously regret signing an 18 month lease. I don’t understand why I’m being charged by pest control when they don’t seem to be working. I have included photos of the roaches but these are just the photos I could stomach to take — there’s been more! Again, the staff is lovely, but the pests are absolutely awful!

love my apartment here so much! the maintenance team is the best and so is the leasing staff. location is 10/10. only issue is the people above us are insanely loud at all hours of the night. However I do not necessarily think that it is a unique issue to this complex and I do think our above neighbors probably have at least 2 dogs. 🤷‍♀️
